Customised Solutions for Summerset Milldale Retirement Village
Overview
The Summerset Milldale Retirement Village is a multi-use structure featuring residential apartments, healthcare and treatment rooms, and public entertainment spaces.
The project's innovative design uses a hybrid structural approach, using cross-laminated timber (CLT) floors supported by a steel frame system. As a GreenStar-rated development, the structure required specialised solutions that would maintain both environmental standards and compliance requirements.
Fireshield was engaged early in the process to develop a comprehensive fire protection strategy that would address these complex structural demands.
Our Involvement
The hybrid CLT-steel structure presented two distinct fire protection challenges. First, the CLT floor systems needed encapsulation to reduce the fire load of flammable materials. Second, the supporting steel structure needed to withstand a much lower temperature than usual—300°C versus the industry standard of 550-620°C.
Solutions like plasterboard encapsulation would have been a potential option but would have added significant weight and cost to the structure. Instead,
Fireshield proposed our 920KS coating system that would address both challenges more efficiently.
Through specialised testing, Fireshield developed and validated a customised coating system that could protect both the CLT floors and steel framework.
Due to the 920KS’ durability, there was minimal damage to the coating during transportation and installation. Any necessary steel connections were protected on-site using fire-rated bulkheads to maintain efficiency in the construction timeline.
Outcome
Summerset Milldale is being executed in stages, with Fireshield successfully completing the steel protection in Stage 1 before proceeding with CLT encapsulation across all zones of the village.
